DSCR Loans in Michigan

A DSCR loan qualifies you for a rental property on the property’s rental income instead of your personal income. If the market rent covers the monthly payment, or even most of it, the loan can work: no tax returns, no W-2s, no employment verification, and no personal debt-to-income math. Investment properties only, from single-family rentals to fourplexes, anywhere in Michigan.

Why investors use them

Traditional underwriting judges a rental purchase by your paycheck: your tax returns, your debt-to-income ratio, your job history. That breaks down fast for real investors. Write-offs shrink your paper income, each new mortgage bloats your personal DTI, and somewhere around property two or three a profitable portfolio stops fitting through a conventional lender’s door.

A DSCR loan flips the question to the one that actually matters: does this property pay for itself? The lender divides the gross monthly rent by the full payment (principal, interest, taxes, insurance, and association dues, together called PITIA). That quotient is the debt-service coverage ratio. At 1.0 the rent exactly covers the payment; above it the property cash-flows on paper; below it you’re covering the gap, and the loan can often still be done.

What you can qualify for

Starting points across our program shelf, not promises; every file is underwritten individually, and guidelines (current as of August 2026) change:

  • DSCR ratio: from 0.75 on select programs, and no-ratio options exist for well-qualified borrowers
  • Down payment: from 15% with strong credit and a comfortably cash-flowing property; 20% is the standard best case
  • Loan amounts: $100,000 to $3 million, with larger considered case-by-case
  • Credit score: from the low 600s on select programs; 700+ unlocks the best terms
  • Rent documentation: the appraiser’s market-rent opinion works for purchases; an existing lease helps
  • Terms: 30-year fixed, ARMs, interest-only, and 40-year options with a 10-year interest-only period
  • Reserves: typically 3 to 6 months of the payment; select programs require nothing extra for other properties you already own, which matters once the portfolio grows
  • Prepayment: no penalty on Michigan 1-4 unit rentals (state law), so you can sell or refinance on your own schedule

One rule to know up front: DSCR loans are business-purpose loans for investment properties only. You certify you won’t occupy the home, and cash-out proceeds need a business purpose such as acquiring or improving rentals. If you’re buying a home to live in, a conventional or bank statement loan is the right tool instead.

Short-term rentals qualify too

Airbnb and VRBO properties are eligible on multiple programs, typically documented with a 12-month earnings history from the platform or management company rather than a long-term lease. Some programs trim the maximum LTV modestly when qualifying on short-term rental income; a property that also pencils on the appraiser’s long-term market rent keeps every option open. Buying along the lakeshore or up north? Check the township’s short-term-rental ordinance before you write the offer; where you can operate matters as much as what you can borrow.

Buying through an LLC

Closing in an LLC or other entity is standard practice on DSCR loans, not an exception. Members provide personal guarantees, the qualifying score comes from the guarantors, and title vests in the entity from day one, which is how most landlords want liability and bookkeeping structured. Bring your operating agreement and the rest is routine.

Out-of-state investors: Michigan is the point

The property being in Michigan is what puts it in our wheelhouse, wherever you live. What it costs

Honest answer: more than an owner-occupied agency loan. Expect a somewhat higher rate than a comparable conventional mortgage, a larger down payment, and pricing that improves with credit score, down payment, and the strength of the ratio. There’s no mortgage insurance. For most investors the premium is simply the cost of qualifying on the property instead of the paycheck, and the rent is paying it. DSCR vs. the nearest alternatives

  • Conventional investment-property loan: cheaper when your tax returns and DTI can absorb another mortgage. Worth checking first; we run both paths side by side.
  • Bank statement loan: qualifies on your business deposits instead of the property’s rent. Sometimes the better fit for a self-employed buyer’s first investment property.
  • Cash-out refinance: the classic source of the next down payment, pulling equity from a property you already own. Pairs naturally with a DSCR purchase.
  • Other non-QM programs: asset-based qualifying and more, when neither rent nor deposits tell your story.

What is a DSCR loan?

A DSCR (debt-service coverage ratio) loan is an investment-property mortgage that qualifies you on the property's rental income instead of your personal income. The lender compares the market rent to the full monthly payment (principal, interest, taxes, insurance, and any HOA dues). No tax returns, W-2s, or employment verification are required, because the property, not your paycheck, carries the loan. Investment properties only.

How is the debt-service coverage ratio calculated?

Gross monthly rent divided by the full monthly payment (PITIA: principal, interest, taxes, insurance, association dues). Rent of $1,800 against a $1,500 payment is a 1.20 DSCR. Lenders use the appraiser's market-rent opinion, the actual lease, or both; on interest-only programs the ratio can be run on the interest-only payment, which helps more properties qualify.

What if the rent doesn't fully cover the payment?

Often still workable. Programs on our shelf accept ratios down to 0.75, meaning the rent covers only three-quarters of the payment, with the pricing and down payment adjusting to match. Select programs offer a no-ratio option that skips the rent test entirely for well-qualified borrowers. A below-1.0 file typically needs a larger down payment and stronger credit.

Can I use a DSCR loan for an Airbnb or short-term rental?

Yes, with modestly tighter terms: typically a stronger credit score, a ratio at or above 1.0, and more months of reserves than an experienced landlord would need. Owning your own home first helps but is not always required. If this is property number one, the math still has to work; we'll run it with you before you commit to anything.

Is there a prepayment penalty?

Not in Michigan. State law bars prepayment penalties on 1-4 unit residential loans, so Michigan DSCR borrowers keep the exit flexibility that investors in most other states give up. Sell or refinance whenever the numbers say to. On out-of-state properties, penalty terms vary by state and program, and we'll walk you through the options.
