Electric
Consumers Energy serves most of Missaukee County, including Lake City and McBain. The state's service-area map also shows Great Lakes Energy, a member-owned cooperative, in parts of Bloomfield, Pioneer, Norwich, and Clam Union townships, where its lines interlace with Consumers, so confirm which utility has your address before closing.

Natural gas & propane
Consumers Energy's gas territory covers Lake City, McBain, and much of the central and western county, and DTE Gas covers most of Richland Township in the southwest corner. Mains do not reach every rural road, and the state's service-area map shows no gas utility across the northern townships (Bloomfield, Pioneer, Norwich) or most of the eastern side of the county. Outside the mains, homes heat with propane, fuel oil, or wood: ask the seller for a year of fuel bills and whether the propane tank is owned or leased, because a leased tank usually has to stay with that supplier.

Water & sewer
Only the two cities run public water and sewer. Everywhere else in the county you are on a private well and septic system, which District Health Department #10 permits and keeps records for.

Trash & recycling
Lake City and McBain include trash pickup with city utilities. In the townships there is no municipal pickup: either sign up with a private hauler (ask neighbors or your township hall who runs your road) or use the county recycling center, which also takes household trash in county-marked bags.

Transfer utilities before closing day
Confirm whether your electric comes from Consumers Energy or Great Lakes Energy and start service online or by phone about a week out. If the home is on propane, call the supplier named on the tank to set up delivery in your name and get a fill reading at closing. Inside Lake City or McBain, call city hall to move the water, sewer, and trash account.
File your USPS change of address
Do it online at usps.com a week or two before the move so forwarding starts on day one. If your mail comes through a post office box in Lake City, McBain, or Falmouth, update the box address with each sender too.
Update your driver's license and vehicle registration
Update your address with the Secretary of State right after you move: Michigan law says immediately for a driver's license and within 10 days for a vehicle registration. The change is free online at Michigan.gov/SOS; if you do need an office visit, look up the nearest branch on the same site.
Check your voter registration
In Michigan, updating your driver's license address with the SOS updates your voter registration automatically. Confirm your new precinct at the state's Voter Information site; in Missaukee County your polling place is run by your city or township clerk.
File your Principal Residence Exemption (PRE)
Michigan's PRE exempts your primary home from up to 18 mills of school operating tax. File Form 2368 with your city or township assessor: by June 1 to get it on that year's summer bill, or by November 1 for the winter bill. It only applies to the home you actually live in, so a seasonal cottage or hunting property does not qualify.
Learn the property tax rhythm
Bills come from your city or township treasurer twice a year, a summer bill around July 1 and a winter bill around December 1. Delinquent taxes move to the Missaukee County Treasurer in Lake City. If your lender escrows, check the first statements to make sure the escrow and PRE are right.
Sort out trash and recycling
In Lake City and McBain it comes with your city utility account; McBain picks up on Fridays. In the townships, line up a private hauler or buy county-marked trash bags and use the Missaukee County Recycling Center on West Sanborn Road, which is open limited days and closes for bad weather, so check before you drive over.
Get your well and septic records
Outside the two cities, your water and wastewater are your responsibility. Request the permit history for your well and septic from District Health Department #10 through its online records request, have the well water tested, and learn where the septic tank is so you can schedule pumping.
Enroll the kids in school
Lake City Area Schools and McBain Rural Agricultural Schools are the two public districts based in the county, both part of the Wexford-Missaukee Intermediate School District in Cadillac. District lines do not follow township lines, so confirm which district your address is in before you count on a bus route.
License your dog
Michigan requires a license for dogs 4 months and older. In Missaukee County buy it at the County Treasurer's office in the courthouse at 111 S. Canal Street; bring the rabies certificate, because the license expires on the vaccine's anniversary. The office does not take cards for dog licenses, and late fees apply after the month it expires.
Check before you burn brush
Missaukee County is in the part of Michigan where the DNR issues burn permits. Before burning brush or debris, check the DNR's burn permit map for your county that day (or call 866-922-2876), and check your township's rules too.

Places worth seeing
Missaukee Lake Park
The county park on Lake Missaukee in Lake City: a long sandy swimming beach with a boardwalk, a campground, boat slips in the lagoon, and a historic bathhouse building, all a short walk from downtown.
Missaukee Mountain
A volunteer-run hill just north of Lake City that has hosted skiers since the 1950s. In winter there are low-cost lift tickets, a free tubing hill, and a cross-country trail; the rest of the year it is open for hiking.
Crooked Lake Park
The county's quieter lake park west of Lake City, with a beach, boat launch, rustic and electric campsites, and marked hiking trails across more than 60 wooded acres.
Reedsburg Dam on the Muskegon River
A rustic state forest campground and boat launch where the Muskegon River backs up behind Reedsburg Dam, on the county's eastern edge northwest of Houghton Lake. Good for paddling, fishing, and first-come camping.
Hopkins Creek and the Shore-to-Shore Trail
A small state forest campground on a trout stream in the county's northwest corner, with an equestrian camp next door and a stop on the long Shore-to-Shore hiking and riding trail.
Stewart Park and Gardens for Wings, McBain
A small roadside park in McBain with a community pollinator garden that volunteers tend from spring through fall. A pleasant stop on a drive through the farm country south of Lake City.
Missaukee District Library History Room
The county historical society's collection inside the Ardis building in Lake City: family histories, logging and railroad records, and photos of the farms and settlements that shaped the county.
Things to do year-round
Lake Missaukee
The county's summer center of gravity: swim off the city beach and boardwalk, launch from the municipal dock, or fish from a boat or through the ice. The county posts the lake level online in real time.
Greatest 4th in the North
Lake City's Independence Day celebration stretches across several days around the Fourth: a grand parade, a children's parade, a craft and vendor show, battle of the bands, and fireworks.
Car Cruise & Show
An August tradition now past its 30th year: a Friday night cruise route through Lake City and Jennings, then a Saturday show downtown with trophies and a kids' cardboard box car contest.
Festival of the Pines
Every September downtown Lake City celebrates its farmers, Christmas tree growers, and logging heritage with a craft and vendor show in City Park, live music, a chili cook-off, and a kids' pageant. Admission to the grounds is free.
Paddle the Muskegon River at Ben D. Jeffs River Park
A county park on M-55 with a canoe launch, a covered pavilion, and 66 wooded acres along the Muskegon River, a good put-in for a slow afternoon on the water.
Camp at Goose Lake and Long Lake
Two rustic, first-come state forest campgrounds a few miles northwest of Lake City, each on its own small lake with a boat launch. Easy weekend camping without leaving the county.
Snowmobile and ORV trails
Big tracts of state forest make Missaukee a trail county: groomed snowmobile routes connect to the statewide system in winter, and the North Missaukee ORV trail draws riders from spring through fall. Hunters and morel hunters use the same public land.

No. District Health Department #10, which covers Missaukee County, only runs point-of-sale well and septic evaluations for Kalkaska and Manistee counties. In Missaukee there is no county time-of-sale requirement, though the health department will do a well and septic evaluation on request, and a buyer or lender may ask for one. Either way, it is smart to pull the permit records through the health department's online records request and have the well water tested before you close.
What should I know about winter and back roads?
Plan for real northern Michigan winters. Inside Lake City and McBain, the cities clear streets; out in the townships, county roads are handled by the Missaukee County Road Commission, and private roads are not maintained by the road commission, so ask how the road is maintained before you buy. In spring, seasonal weight restrictions (frost laws) limit heavy trucks on many county roads, which can delay propane deliveries, well drilling, and moving trucks. Lake City's snow and sidewalk rules are set by city ordinance, so call city hall for the details.
