Newaygo County, Michigan: the new-homeowner guide
Newaygo County is West Michigan's river country: about 50,000 residents spread between the Muskegon River towns of Newaygo and Croton, Fremont and its long Gerber baby food history, and White Cloud, the county seat, at the edge of the Manistee National Forest. Much of the housing is rural, and a good share sits on one of the county's many inland lakes or the big impoundments behind Hardy and Croton dams, so wells, septic systems, and lake rules come up far more often than they do in the city. This guide covers what actually needs doing after you get the keys.
Covers Fremont, Newaygo, White Cloud, Grant, Hesperia, Sheridan Charter Township, Brooks Township, Garfield Township, Croton Township, Big Prairie Township, Everett Township, Bitely, Brohman. County seat: White Cloud.

Setting up your utilities
Who serves a house can change from one road to the next, so check your exact address with the provider before you schedule anything.
Electric
Newaygo County is split between two electric providers, and the line runs address by address. Consumers Energy serves Fremont, Grant, Croton, and much of the southern and western county; Great Lakes Energy, a member-owned cooperative with a service center in Newaygo, serves most of the central and northern county. Both have lines in and around Newaygo and White Cloud, so confirm with your seller or the MPSC service area map before you call.

Natural gas
DTE Gas holds the natural gas territory in and around the towns, but mains do not reach many rural roads, lake cottages, or the national forest areas up north. Propane is common in those homes, so ask the seller who delivers and whether the tank is owned or leased before closing.

Water & sewer
Fremont, Newaygo, and White Cloud run city water systems. In White Cloud the city bills water while a separate utility authority handles sewer. Outside the towns, most homes, including most lake homes, are on a private well and septic system.

Internet & cable
Wired service is strong in the towns and patchy on back roads. Xfinity serves Fremont and Spectrum serves parts of Newaygo and White Cloud; in the countryside, Great Lakes Energy's Truestream fiber, NCATS, and Mercury are the local names to check. Run an address check with each before you count on working from home.

Your first-month checklist
Roughly the order they need doing in.
Find out who your electric provider is, then transfer utilities
Ask the seller whether the home is on Consumers Energy or Great Lakes Energy, because it varies by address. Consumers transfers online or at (800) 477-5050. Great Lakes Energy is a co-op: to take over service at an existing meter, call (888) 485-2537, ext. 8924, and expect that a security deposit may be requested. For gas in town, call DTE at (800) 477-4747. Give everyone a week's notice.
Move the water account (in town) or learn your well and septic (out of town)
In Fremont call city hall at (231) 924-2101; in Newaygo ask for utility billing at (231) 652-1657, ext. 210; in White Cloud call the city at (231) 689-1194 for water and White Cloud Sherman Utilities at (231) 689-6047 for sewer. On a well and septic, find the well log and last pump receipt, and have the well water tested. District Health Department #10 recommends pumping septic tanks regularly; its guidance ranges from every two years to every three or four.
File your USPS change of address
Do it online at usps.com a week or two before the move so forwarding starts on day one. Forwarding runs 12 months for first-class mail, so use that window to update banks, insurers, and subscriptions.
Update your driver's license and vehicle registration
Update your address with the Secretary of State right after you move: Michigan law says immediately for a driver's license and within 10 days for a vehicle registration. The address change is free and takes minutes online at Michigan.gov/SOS, with no office visit needed.
Check your voter registration
In Michigan, updating your driver's license address with the SOS updates your voter registration automatically. Confirm your new precinct and ballot status at the state's Voter Information site before the next election; your precinct is set by your city or township.
File your Principal Residence Exemption (PRE)
Michigan's PRE exempts your primary home from up to 18 mills of school operating tax. File Form 2368 with your city or township assessor: by June 1 to get it on that year's summer bill, or by November 1 for the winter bill. It is often handled at closing, but verify it was filed. If you bought a second home or cottage, it does not qualify.
Learn the property tax rhythm
Newaygo County has 24 townships, 4 cities, and 1 village, and your local treasurer sends the bills: summer taxes go out around July 1 and winter taxes around December 1. Unpaid taxes move to the County Treasurer in White Cloud the following March. If your lender escrows, check your first statements to confirm the escrow and PRE are right.
Set up trash and recycling
Inside Fremont and Newaygo, trash is a city contract service. Everywhere else, sign up with a hauler such as American Classic or Republic, and ask neighbors who runs your road. The county's free recycling drop-offs take rinsed household recyclables only, with no bags or Styrofoam.
Enroll the kids in school
Newaygo County RESA supports six local public districts: Big Jackson, Fremont, Grant, Hesperia, Newaygo, and White Cloud. District lines do not follow city or township lines, so confirm your district with the district office before you register.
License your dog
Every dog 4 months and older must wear a Newaygo County license tag. Licenses are sold only by the County Treasurer (in person at 1087 Newell St. in White Cloud, by mail, or online), not by vets or township offices. Bring proof of a current rabies vaccination; one-year and three-year licenses expire with the vaccination. Questions: (231) 689-7230.
If you bought on a lake or river, learn the lake rules
Earth moving within 500 feet of a lake or stream needs a soil erosion permit from the Newaygo County Drain Commissioner, (231) 689-7213. Several lakes, including Brooks, Hess, Fremont, and Diamond, have lake level or lake improvement districts that show up as special assessments on your tax bill. On Hardy Pond, Consumers Energy begins lowering the water around November 1 each year, so plan dock and boat removal around it.
Check before you burn
Burning leaves and brush is common on rural lots, but check michigan.gov/burnpermit on the day you plan to burn and follow your township or city rules, which can be stricter than the state's.

Sledding at the Newaygo County Sports Park
When the snow comes, the county parks commission and the Newaygo Community Recreation Authority keep a free public sledding hill open at the Sports Park.
Moving to Newaygo County: common questions
How do property taxes work in Newaygo County?
You get two bills a year from your city, village, or township treasurer: a summer bill around July 1 and a winter bill around December 1. With 24 townships, 4 cities, and a village in the county, your assessor and treasurer depend on exactly where the home sits. If it is your primary residence, make sure the Principal Residence Exemption is on file; it exempts you from up to 18 mills of school operating tax. Unpaid taxes are turned over to the County Treasurer in White Cloud, (231) 689-7230.
Is my home on Consumers Energy or Great Lakes Energy?
It depends on the address, and homes on nearby roads can have different providers. Consumers Energy serves Fremont, Grant, Croton, and much of the southern county; Great Lakes Energy serves most of the central and northern county, and both have lines around Newaygo and White Cloud. The seller's last bill is the fastest answer, and the Michigan Public Service Commission publishes a service area map. It matters for internet too: Great Lakes Energy's Truestream fiber is built for its electric members, and an address without Great Lakes Energy service may not be eligible.
What should I know about wells and septic systems here?
Most homes outside Fremont, Newaygo, and White Cloud are on a private well and septic system overseen by District Health Department #10, whose Newaygo County office is in White Cloud at (231) 689-7300. Newaygo County does not have a countywide time-of-sale inspection rule (Brooks Township repealed its own septic time-of-transfer ordinance in 2022), but DHD#10 offers a mortgage evaluation of the well and septic on request, and it's worth asking your township whether any local rule applies. Test the well water, get the septic pumping history, and budget for regular pumping every few years.
What changes when I buy on a lake or the river?
Plan for lake-specific costs and rules. Lakes with a court-set lake level or a lake improvement board (Brooks, Hess, Fremont, Diamond, and others) carry special assessments on the tax bill for things like weed control and dam upkeep, so ask the seller what the last few years cost. Grading, excavation, and other earth work within 500 feet of the water need a soil erosion permit from the Drain Commissioner at (231) 689-7213. Many lake homes are seasonal cottages, so check that the plumbing, heat, and road access work year-round if you plan to live there full time.
How does snow removal work?
In the City of Newaygo, the public works department clears city streets, downtown sidewalks, and public lots, with big hills and main streets first, and the Newaygo County Road Commission plows major roads like M-37 and M-82. For residential sidewalk rules in Fremont, White Cloud, or Grant, check with city hall. On rural and lake roads you are responsible for your own driveway, and many homeowners hire a private plow contractor before the first storm.
Where do I go for county-level services?
Newaygo County offices are in White Cloud, and most are online at newaygocountymi.gov. The Treasurer (1087 Newell St., (231) 689-7230) handles dog licenses and delinquent taxes, Equalization ((231) 689-7244) handles name and address changes on property records, and the Drain Commissioner handles soil erosion permits and lake districts. County Parks, which runs the campgrounds, marina, and Dragon trail, is at (231) 689-7340. Your city or township hall handles assessing, current tax bills, and voting.
