Who serves a house can change from one road to the next, so check your exact address with the provider before you schedule anything.
Electric
Electric service is split: Consumers Energy and Great Lakes Energy (a member-owned co-op) both serve large parts of the county, and the City of Hart runs its own municipal electric system. Neighbors on the same road can have different providers, so check your address on the MPSC service area map before closing.

Natural gas & propane
DTE Gas serves Hart, Shelby, Pentwater, New Era, Rothbury, and parts of the surrounding townships. Many rural and lakeshore homes have no gas main and heat with propane, so ask the seller who fills the tank and whether it is owned or leased.

Water & sewer
Public water and sewer are limited to Hart and the larger villages. Most homes in the townships, and many lake cottages, are on a private well and septic system, which District Health Department #10 permits and keeps records for.

Your first-month checklist
Roughly the order they need doing in.
Confirm your electric and heat providers, then transfer before closing
Your electric company depends on the address: Consumers Energy, Great Lakes Energy, or the City of Hart. Gas homes in town transfer with DTE; propane homes need a call to the supplier to set up delivery and settle who owns the tank. In Hart, electric, water, sewer, and trash run through City Hall, which asks for a utility application, photo ID, a lease or mortgage document for the address, and a $200 refundable deposit.
File your USPS change of address
Do it online at usps.com a week or two before the move so forwarding starts on day one. Forwarding runs 12 months for first-class mail, so use that window to update banks, insurers, and subscriptions.
Update your driver's license and vehicle registration
Update your address with the Secretary of State right after you move: Michigan law says immediately for a driver's license and within 10 days for a vehicle registration. The address change is free and takes minutes online at Michigan.gov/SOS, with no office visit needed.
Check your voter registration
In Michigan, updating your driver's license address with the SOS updates your voter registration automatically. Elections are run by your city or township clerk, so confirm your new precinct at the state's Voter Information site before the next election.
File your Principal Residence Exemption (PRE)
Michigan's PRE exempts your primary home from up to 18 mills of school operating tax. File Form 2368 with your city or township assessor: by June 1 to get it on that year's summer bill, or by November 1 for the winter bill. A cottage or second home does not qualify, which matters in a county with this many seasonal properties.
Learn the property tax rhythm
Current-year bills come from your city, village, or township treasurer, typically a summer bill in July and a winter bill in December. Taxes still unpaid after the end of February are turned over to the Oceana County Treasurer in Hart as delinquent. If your lender escrows, check your first statements to make sure the escrow and PRE are set up right.
Pull the well and septic records
We found no time-of-sale well and septic evaluation rule for Oceana County (District Health Department #10's point-of-sale program covers only Kalkaska and Manistee counties), but many lenders require a mortgage evaluation and it is smart to know what you bought. Request the property's permit records from District Health Department #10 through its online FOIA portal, and plan to have the septic tank pumped and inspected if the seller cannot show a recent service record.
Check shoreline and dune rules before you build or dig
Parts of Benona, Claybanks, Golden, and Pentwater townships and the Village of Pentwater are mapped as High-Risk Erosion Areas, and much of the same shoreline is a Critical Dune Area. In either, a house, addition, garage, or new septic system needs a state EGLE permit on top of local permits. The Oceana County Building Department handles building permits for most of the county; Newfield and Otto townships run their own, and Grant Township handles its own building permits only.
Sort out trash service
In Hart, Republic Services picks up trash every Tuesday, billed on your city utility bill, and City Hall will deliver a recycling cart if you ask. The Village of Pentwater also contracts with Republic. Everywhere else, sign up with a hauler that runs your road (ask neighbors) or take trash and recycling to the Oceana County Transfer Station on M-20, open Tuesday, Thursday, and Saturday.
Enroll the kids in school
Oceana County has four public districts based in the county, Hart, Shelby, Pentwater, and Walkerville, all supported by the West Shore Educational Service District based in Ludington. Addresses near the county lines can belong to a district in a neighboring county, so confirm your district by address before you register.
License your dog
Oceana County requires a license for every dog 4 months and older, with a current rabies certificate, within 30 days of getting the dog. Buy it from the County Treasurer in Hart or at Oceana County Animal Control, and renew online. Late applications carry a penalty of twice the license fee, and a current license from another Michigan county is honored until it expires.
Get ready for lake-effect winters and spring frost laws
The lakeshore gets steady lake-effect snow, so line up plowing for a long rural driveway before the first storm. Each spring the Oceana County Road Commission posts seasonal weight restrictions on county roads, which limit heavy trucks, so schedule well drilling, construction deliveries, and other heavy work around them.

Places worth seeing
Silver Lake Sand Dunes
About 2,000 acres of open dunes inside Silver Lake State Park near Mears, where roughly two-thirds of the sand is set aside for walkers and the rest is a 450-acre ORV area. Park at the pedestrian lot on North Shore Drive and climb toward Lake Michigan.
Little Sable Point Lighthouse
An 1874 brick tower on the beach at the south end of Silver Lake State Park. Volunteers from the Sable Points Lighthouse Keepers Association open it for climbs from late spring into early fall; the 130 steps earn you the whole shoreline.
Charles Mears State Park
A small, 50-acre park right in Pentwater with a buoyed swim beach, a campground, an accessible fishing pier, and a quarter-mile nature trail by the Old Baldy dune. Stay for the sunset.
Downtown Pentwater
A walkable harbor village between Pentwater Lake and Lake Michigan: shops, restaurants, the Village Green, and a channel where boats head out to the big lake.
John Gurney Park & Hart Lake
A 17-acre city park and campground overlooking Hart Lake, a short walk from downtown Hart, with fishing, kayaking, horseshoes, and a direct connection to the paved rail-trail.
Gales Pond County Park
A quiet county park near Hart with a 2,500-foot boardwalk over the pond and a nature trail, good for wildlife watching in any season.
Stony Lake County Park
A county park on the south shore of Stony Lake near New Era with dock fishing, swimming, and calm water for kayaks.
Things to do year-round
Mac Wood's Dune Rides
A family business at Silver Lake since 1930 that runs 40-minute guided dune tours with a stop at Lake Michigan. It is walk-in only, so just show up during open hours.
Silver Lake ORV Area
The only place east of the Mississippi where you can drive your own ATV or UTV on open sand dunes. Rent a machine locally if you do not own one, and read up on the permit and parking voucher rules first.
Winter fat-tire biking on the dunes
From December 15 to March 15 the Silver Lake ORV Area opens to fat-tire bikes instead of motors, a genuinely local way to use the dunes in the off-season.
Hart-Montague Trail State Park
A 22-mile paved rail-trail from Hart south through Shelby, New Era, and Rothbury to Montague, winding through forest and rolling farm country. Bike or walk it in summer; a section is open to snowmobiles in winter.
National Asparagus Festival
Hart celebrates the local asparagus harvest the second weekend of June with a parade, car and quilt shows, a 5K, farm tours, and plenty of asparagus to eat.
Oceana County Fair
A late-summer tradition at the fairgrounds in Hart for more than 150 years: livestock and 4-H barns, harness racing, a demolition derby, and fair food.
Pentwater Farmers Market & Fall Festival
The farmers market sets up on the Village Green on Mondays from early June through Labor Day, then Thursdays in September. Late each September, a fall arts, crafts, and antiques festival usually fills the same green; check the calendar for this year's dates.
Paddling Mill Pond County Park
An 8-acre park near Shelby on the North Branch of the White River with a kayak launch, pavilion, and playground, an easy spot for a first paddle.
Moving to Oceana County: common questions
How do property taxes work in Oceana County?
Your city, village, or township treasurer sends the current-year bills, typically a summer bill in July and a winter bill in December; anything unpaid after February goes to the Oceana County Treasurer as delinquent. If the home is your primary residence, file the Principal Residence Exemption (Form 2368) by June 1 or November 1 so you are not charged up to 18 mills of school operating tax. A cottage or second home does not qualify for the PRE, so budget for the higher bill if that is what you are buying.
Who will provide my electricity and heat?
It depends on the exact address. Consumers Energy and Great Lakes Energy both serve large parts of the county, the City of Hart runs its own electric utility, and the northeast townships of Colfax, Crystal, and Elbridge appear only in Great Lakes Energy's territory. Check the MPSC electric service area map, then start service about a week before closing. For heat, DTE Gas serves Hart and the larger villages; outside the gas mains, plan on propane and set up delivery before you move in.
Do I need a well and septic inspection to buy a home here?
We found no mandatory time-of-sale well and septic evaluation in Oceana County; District Health Department #10's point-of-sale program applies only in Kalkaska and Manistee counties. Your lender may still require a mortgage evaluation, and many buyers order one anyway. What should I know before buying on the Lake Michigan shoreline?
Much of the shoreline in Benona, Claybanks, Golden, and Pentwater townships is mapped as a Critical Dune Area, a High-Risk Erosion Area, or both. In those areas a new house, addition, garage, or replacement septic system needs an EGLE permit, and erosion areas carry required building setbacks based on how fast the shoreline is receding. Look up the parcel on EGLE's township maps before you make an offer on a lakefront or dune property, and ask the seller about any past shoreline work or permits.
When is the best time to buy in Oceana County?
The market here is seasonal. Lakefront, Silver Lake, and Pentwater cottages tend to be listed and shown in spring and summer, when buyers can see the water and the roads are clear, so that is when choice and competition both peak. Fall and winter bring fewer listings but more time to inspect wells, septic systems, and shoreline conditions. Whether you want a year-round home or a second home also affects taxes and financing, so sort that out before you shop.
